2009 Stats for Avalon Orleans - Homes for Sale, Homes Sold, Average Listing and Selling Price

In 2009 Avalon, Noting Gate and Cumberland West saw 485 homes listed on the MLS compared with 449 homes in 2008 an increase of 8%.

As for sold listings Avalon, Notting Gate and Cumberland West saw 360 sales in 2009 compared to 300 in 2008 an increase of 20%. Of the 360 homes sold in Avalon, Notting Gate and Cumber West in 2009 homes had on average 3 bedrooms and 3 bathrooms. The highest having 6 bedrooms and 5 bathrooms and the lowest having 2 bedrooms and 1 bathroom the average selling price was $341,533 an increase of approx. 3.8%. Homes in Avalon are on average 29 days on the market before finding a buyer. Homes that sold in 2008 sold on average in 25 days and the average selling price in Avalon. Notting Gate and Cumberland West was $328,887 during that same year.

Sell Your Home in Ottawa!

The demand is high now is a great time to sell your home in Ottawa.

Members of the Ottawa Real Estate Board sold 1,577 residential properties in July through the Board’s Multiple Listing Service® system compared with 1,414 in July 2008. This is an increase of 11.5 per cent.

Before selling your home make sure to read the following tips to prepare your home for buyers ready to buy in Ottawa.

1. Seperate yourself from your home.

Tell yourself that you are selling a house not your home. The goal is to remove any emotional attachement that you may still have with your home. It will help you "let go" of your emotions and focus on selling the property. Most importantly don't look back!

2. Remove personal stuff

Pick-up and remove any personal items from your home such as family photographs and personal artifacts. This will allow the potential buyers to imagine themselves in the home with their pictures on the wall this is hard to do when your pictures are still posted everywhere.

3. Remove clutter!

It can be as simple as to get rid of your "Junk"! You know that stuff that you have been collecting for years now that is piled up in your garage?

Pack-up all things lying around the house and those things that are sitting on your kitchen counters!

This will simply give the buyers an impression that the house is bigger.

4. Remove that you would like to hold on to

You have a favorite chandelier hanging from the entrance that you don't want to get rid of? Remove it before having buyers in your house. Think about it if they don't see they won't want it.

5. Make small repairs

The idea here is to fix small things that won't cost you an arm and a leg.

  • Patch holes in walls
  • Remove cobwebs
  • Vacuum, vacuum, vacuum! (seriously make sure it's clean)
  • Polish and clean faucets and mirors
  • Replace burnt lightbulbs

There are many things you can do but keep in mind that you have a budget to follow and the main goal is to sell your home not renovate.
